Parking Lease Agreement
This agreement between Marker HT CBUS MGMT, LLC (Lessor) and Resident Name (Lessee), provides for the rental of one non-transferable parking permit for the lease term of 8/19/23 to 7/27/24.

- This lease may not be transferred to another party or canceled for any reason. Any violation may result in the offending vehicle being towed at the owner’s expense.
- Lessor is not responsible for damages that may result from towing.
- Parking permits must be permanently affixed to the inside, lower corner of the passenger’s side windshield and clearly visible at all times while the vehicle is parked in the authorized lot noted above.
- Though Lessor utilizes Roam Towing services to ensure parking lots are only utilized by authorized parties, Lessee understands that Lessor cannot always guarantee the availability of parking and is not responsible for prorating or refunding a portion of the parking or permit fee due to the lack of parking at any time.
- Parking spaces are not assigned (unless otherwise noted) and Lessee understands that all spaces are first-come, first-served.
- The Lessor is not responsible for any injury, loss, accident, or damage to the Lessee’s vehicle, person, or property because of parking in a Hometeam lot or property.
- Lessee agrees to maintain the vehicle in operable, working condition, appropriately registered, and street legal at all times.
- Vehicles that appear inoperable, or without a valid tag will be towed at the owner’s expense, even when a valid parking permit is present.
- Lessee understands that parking enforcement may be done via vehicle License Plate alone and that they are responsible for updating their information with Lessor via Resident Portal.
- Any vehicle improperly parked may be towed at the owner’s expense. This includes double-parked, not in a designated space, blocking dumpsters, hydrants, walkways, or handicapped spaces without a properly issued and displayed permit.
- Any damage caused by Lessee and/or their vehicle will be billed to their resident account and due payable with the following month’s rent.
- No maintenance, cleaning, or modification work of any kind may be performed while parked in a Hometeam lot.
- Parking of boats, RVs, buses, trailers, or any other item or vehicle that doesn’t fit into a standard spot is strictly prohibited.
- Any repeated violations of this agreement by Lessor may result in the termination of parking privileges with seven (7) days written notice by Lessor to Lessee and documentation of three or more violations during the existing lease term. Termination of privileges for cause will not result in any partial or prorated refund of fees paid or the termination of future fees owed under this agreement.
- Replacement Permits are only granted in the event of stolen, destroyed, or sold vehicles with written proof provided to management at the time of replacement. Only one replacement permit may be granted per lease term regardless of cause. Replacement fee: $50.
- No temporary parking permits may be issued in the event Lessee has a rental car or other loaned vehicle.
- Guest permits may be issued from time to time based on Lessor’s discretion and availability.

- Unpaid parking charges are subject to late fees as outlined in the Tenant’s Lease.
- Parking rules here are augmented by any rules contained in the Lessor’s lease agreement and in the event of contradiction, this agreement shall hold.
